Phase I Development

O’Connor and Trident Capital Group developed The RIC a 230 acre industrial center located in the heart of Columbus’ primary industrial submarket, Rickenbacker.  It is conveniently located near SR 317 with easy access to major interstates (I-270, I-70).  The first phase of the development included a 1,056,103-sf industrial building that was fully leased to ODW Logistics and sold to AEW.  Additionally, 60 acres were developed and sold to Coca Cola where a state-of-the-art distribution center has been constructed.

 

Phase II Development

O’Connor and Trident are developing a 303,120 spec industrial building on 22.37 acres which can be divided into four tenant spaces.   The current Columbus market is supply constrained for smaller industrial spaces driven by new users in the market with significant supplier needs.  The excellent proximity of the site makes this phase especially appealing for tenants, owner users and build to suit options.  Additional sites in the center include a rail served site within three miles from Norfolk Intermodal, and within one mile of Rickenbacker Airport as well as another 300,000 sf site for further spec development.
